Mountain bikes ready to hit Sundance Mountain trails and Provo Canyon roads. The canyon's paved trail is world-class for cruising; the resort's lift-accessed descents are built for the serious riders.

The North Fork Provo River runs under the deck. Fly rods are included. The North Fork is a blue-ribbon trout fishery — wild browns and rainbows in a setting that's hard to find this close to a resort.

River tubes are included. The Provo River through Provo Canyon offers one of Utah's best float trips — cool, clear, and stunning. Drop in, float out, get picked up. Easy afternoon adventure for the whole group.

The side-by-side UTV opens up dirt roads and mountain access that a regular vehicle can't touch. Provo Canyon has miles of terrain worth exploring — the UTV turns an afternoon into an adventure.

Mt. Timpanogos is one of Utah's most iconic hikes. 17 miles roundtrip to the summit at 11,749 ft. The Timp Haus sits in its shadow — you can see the peak from the deck.

Sundance Mountain runs summer lift rides, outdoor theater, zip lines, and hiking trails. The Sundance Film Festival's cultural energy extends into summer events at the resort.

A Deck Over a Blue-Ribbon Trout Stream

The North Fork Provo River runs directly under the cabin deck. This isn't "near water" — it's on water. Wake up to the sound of moving water. Drop a fly rod off the back porch. Watch the trout work the seams from your morning coffee chair.

The North Fork is classified as a blue-ribbon fishery — wild brown trout and rainbow trout in cold, clear water fed by Timpanogos snowmelt. Fly rods are included. No guide needed to get started.

          Deck over the North Fork Provo River is a feature nearly impossible to find in a 5BR group cabin at this price point. Most Sundance/Provo Canyon comps have "mountain views." We have running water.
